This Booking Policy (the "Booking Policy") governs the booking process for accommodations listed on the Paxos Retreats platform and applies to all booking requests, confirmations, cancellations, modifications, payments, and non-performance scenarios.
This Booking Policy forms an integral and legally binding part of the Paxos Retreats Terms of Use and must be read together with them.
1. Scope and Purpose
This Booking Policy explains how bookings for Accommodations listed on the Paxos Retreats platform are initiated, confirmed, managed, cancelled, or otherwise affected.
It applies to all Guests and Hosts using the Platform and governs the booking lifecycle only, without replacing or limiting the legal effect of the Terms of Use.
2. Relationship to the Terms of Use (Supremacy Clause)
This Booking Policy is expressly incorporated by reference into the Paxos Retreats Terms of Use and forms an integral and legally binding part thereof.
In the event of any inconsistency between this Booking Policy and the Terms of Use, the Terms of Use shall prevail, except where this Booking Policy expressly states otherwise or where mandatory consumer protection laws require a different outcome.
3. Definitions
Capitalized terms used but not defined in this Booking Policy shall have the meanings assigned to them in the Terms of Use.
For the purposes of this Booking Policy:
- "Booking Request" means a request submitted by a Guest to reserve an Accommodation.
- "Confirmed Booking" means a Booking accepted by the Host and confirmed through the Platform.
- "Check-In" and "Check-Out" refer to the dates and times specified in the listing or House Rules.
4. Booking Process
Guests may initiate a Booking by submitting a Booking Request or, where available, using an instant booking feature.
A Booking is not binding until it is confirmed through the Platform in accordance with this Booking Policy.
Paxos Retreats reserves the right to reject, suspend, or cancel bookings where required to comply with law, prevent fraud, or protect Platform integrity.
5. Booking Requests and Acceptance
Where a Booking Request is submitted, the Host retains discretion to accept or decline the request, subject to applicable law.
If a Host does not respond within the timeframe indicated on the Platform, the Booking Request may expire automatically.
No contractual relationship between Guest and Host is formed until the Booking is confirmed.
6. Pricing, Fees, and Taxes
The total price of a Booking includes:
- the accommodation rate,
- applicable service fees,
- taxes or charges disclosed prior to confirmation.
Hosts are responsible for determining and complying with applicable tax obligations, unless otherwise required by law.
Prices displayed at the time of confirmation govern the Booking.
7. Payments and Authorization
Payments are processed through third-party payment service providers.
Depending on the Booking type:
- payment may be authorized at the time of booking and captured upon confirmation; or
- payment may be captured immediately upon confirmation.
Paxos Retreats does not store full payment card details.
8. Security Deposits
Certain Accommodations may require a security deposit, which is disclosed prior to Booking.
Unless expressly stated otherwise:
- the security deposit is payable directly to the Host upon arrival;
- it is intended to cover damage beyond normal wear and tear;
- it must be returned after check-out, subject to inspection and applicable law.
Paxos Retreats does not collect, hold, or administer security deposits and is not responsible for disputes relating to them.
9. Modifications and Extensions
Any modification to a Booking, including date changes, guest count changes, or stay extensions, requires Host approval and may result in price adjustments.
Unauthorized extensions or modifications may constitute a breach of the accommodation agreement and House Rules.
10. Cancellations and Refunds
Cancellation rights and refund eligibility are governed by:
- the applicable Host cancellation policy,
- the Terms of Use,
- mandatory consumer protection laws.
Refunds, where applicable, are processed through the original payment method, subject to third-party provider timelines.
11. No-Shows and Early Departure
Failure by a Guest to check in on the scheduled arrival date without notice may be treated as a no-show and may result in forfeiture of amounts paid, subject to applicable law.
Early departure does not entitle the Guest to a refund unless required by law or expressly agreed by the Host.
12. Host Cancellations and Non-Availability
If a Host cancels a Confirmed Booking or the Accommodation becomes unavailable, the Guest may be entitled to a refund or alternative remedy as required by law.
Paxos Retreats may, at its discretion, assist with rebooking or communication but is not obligated to provide alternative accommodations.
13. Incidents Affecting a Booking
Guests must promptly notify the Host of any material issue affecting the stay.
Failure to report issues in a timely manner may limit available remedies, subject to mandatory law.
Evidence may be required to support claims.
14. Force Majeure
Neither Paxos Retreats nor the Host shall be liable for failure or delay in performance caused by events beyond reasonable control, including natural disasters, pandemics, government actions, or infrastructure failures.
Any refunds or remedies shall be determined in accordance with applicable law.
15. Platform Role Disclaimer
Paxos Retreats acts solely as an intermediary technology platform.
Paxos Retreats is not a party to accommodation agreements and does not guarantee the performance, quality, or legality of any Accommodation.
16. Consumer Rights
Nothing in this Booking Policy limits or excludes mandatory consumer rights under applicable EU or Greek law.
17. Amendments to This Booking Policy
Paxos Retreats may amend this Booking Policy from time to time.
The version in force at the time of booking shall apply to that Booking, unless mandatory law requires otherwise.
18. Governing Law and Jurisdiction
This Booking Policy is governed by the laws of Greece.
Courts of Greece shall have jurisdiction, subject to mandatory consumer protection rules.
